As we settle into the new year and near the end of the first quarter, we are seeing rents steady and interest remain consistent. The majority of genuine interest over the last quarter has been predominantly a mix of interstate moves and moves within the same suburb. With other Brisbane agencies ultimately getting onboard with acceptance of the increased rental market we are receiving fewer requests for negotiated rental prices at the time of application as tenants across Brisbane are being further educated of the market's success. As a result, prices are continuing to improve.

Having combated media pressures, manipulated statistics and the on flow effect of other agencies across Brisbane unnecessarily reducing rental prices within certain unaffected areas we are continuing to see the positive result this has had on our clients return on investment. As for our valued tenants-in-need over this time, creative and tailored financial solutions that we put together have come to a resolution, with no clients suffering financial loss as a result.

This recent year has been an eye-opener for investors to see how their property manager works for them when the going gets tough. The software can collect rent, any office worker can send an email, but how does your agent represent you in adversity?

Dynamics: As we say goodbye to valued investors who have been tempted by purchase offers too good to refuse, we welcome our new investors by way of a recent purchase and/or the transition from home to investment as the market changes.

Innovation: You will notice a change with your next water statement as Queensland Urban Utilities invoices has a slightly new look as part of their “smarter billing transition”. They are switching ‘services’ charges from being billed in advance to being billed in arrears taking effect after 31st March 2021 (which has already been billed to you) therefore you may notice that the price is a little lower this quarter!

Compliance: We have had a fantastic response from our valued investors wishing to proceed with the individualized quotations for the 2022 legislative upgrade to smoke alarms. Thank you to all clients who have provided prompt responses wishing to go ahead.
